Legionella Risk Assessments Across Hampshire

Fixed-price assessments for landlords, letting agents and businesses, carried out by plumbers who can fix what they find.

  • From £59.99 + VAT
  • Report in 3 working days
  • Plumbers who fix what they find

If you let a property or run a business in Hampshire, you need a Legionella risk assessment Hampshire landlords and employers can rely on. We check your hot and cold water system, record what we find, and then tell you in plain English what needs doing.

Unlike most assessors, we are plumbers and heating engineers too. So if your report shows a tank that needs cleaning or a cylinder set too low, we can sort it ourselves. That means no second contractor, no extra waiting and no chasing.

What we do

Risk assessments

A full check of your water system, with temperature readings at every outlet and a written report and action plan.

Water testing

Samples taken on site and sent to a UKAS-accredited lab. Results usually come back in 7 to 10 days.

Remedial works

Tank cleaning, dead legs, thermostatic mixing valves and temperature fixes, done by our own plumbers.

For landlords

Single lets, HMOs and whole portfolios. In addition, we can deal directly with your letting agent and tenants.

Why book your Legionella risk assessment in Hampshire with us

Plenty of firms will send someone to fill in a template. However, a template rarely matches the house in front of you. Every report we write is built around your own system, your own outlets and your own readings.

How it works

  1. Book a visit. Call us or send the form. We usually visit within the same week.
  2. We inspect the system. First, we look at the boiler or cylinder, any loft tank and every tap and shower. Then we take temperature readings. A typical home takes 45 to 90 minutes.
  3. You get your report. Next, we send your report, risk rating and action plan within 3 working days.
  4. We fix anything urgent. Finally, if work is needed, we give you a fixed price to put it right.

Tenants don’t need to be home for the visit. Even so, we do need access to every outlet, the hot water system and any tank.

Where we cover

We are based just over the border in Poole, so south and west Hampshire are on our doorstep. For example, the New Forest and Southampton are both under an hour away. We regularly work across these areas:

If your town isn’t listed, just ask. We also cover the villages around each of these places.

Who needs a Legionella risk assessment?

Under the Health and Safety at Work etc. Act 1974, landlords and employers must assess and control the risk from Legionella. That applies whether you let one flat or run a hotel. Because the bacteria grow in warm, still water, any building with stored water, showers or little-used taps can carry some risk.

Most homes with a combi boiler turn out to be low risk. Still, you need to show you have checked, and a Legionella risk assessment in Hampshire from us gives you that record. Meanwhile, HMOs, holiday lets, care homes and workplaces with showers usually need more attention.

Common questions

Do I legally need a Legionella risk assessment as a landlord?

Yes. Landlords have a legal duty to assess and control the risk of exposure to Legionella, and the HSE expects you to keep a record. For most single lets, a short, simple assessment is enough. Our report gives you that written record, along with any actions to take.

How often should the assessment be reviewed?

The HSE doesn’t set a fixed date. Instead, it says to review the assessment regularly and whenever something changes. For example, a new boiler, a long empty spell or a change of tenant are all good reasons. Many landlords choose to review every two years.

How long does the visit take?

For most homes, we’re on site for 45 to 90 minutes. Larger buildings, such as HMOs, hotels or care homes, take longer. We’ll give you an idea of timings when you book, so you can arrange access.

Can you carry out the remedial work too?

Yes. Because we are plumbers as well as assessors, we can clean tanks, remove dead legs, service mixing valves and adjust temperatures. We quote a fixed price from your action plan, so you know the cost before any work starts.
